As the Asset Management Manager for Liberty Military Housing, you will be responsible for managing specific Project assets (i.e. specific Districts, Communities, or Installations) in alignment with the Project’s agreements and ownership/leadership’s objectives. You will monitor operating performance, review budgets and monthly variance reports, and collaborate with property management, construction, and other teams to ensure financial and operational goals are achieved at their specific assets of responsibility.

 

Your Responsibilities include, but are not limited to:

  • Review day-to-day asset performance to ensure adherence to approved budgets and long-term plans, reporting any anomalies to supervisor and/or Asset Management Leadership.
  • Manage entry-level relationships with government partners and lead calls with these external stakeholders as necessary.
  • Responsible for managing/overseeing compilation of and delivering monthly (Flash/Dashboard) and quarterly (General and Flag Officer Quarters (GFOQ)/Project tracker/ Portfolio Asset Management PAM)) reports to the government and respective partners.
  • Coordinate with property management, construction team, accounting/finance team, and Project asset managers to obtain financial and construction status information and other ad hoc data.
  • Prepare ad hoc analysis for government information requests, budget preparation, and as requested by leadership.
  • Respond and/or coordinate response to RFI requests from government and other outside groups.
  • Oversee market research and BAH comparison data collection with final review and submission to government housing directors.
  • Work with Legal Department and Outside Counsel in preparing exhibits for subleases, licenses, coordination and access (CAA) agreements, utility support agreements, and other asset-level legal documentation.
  • Prepare and coordinate response to rating agency annual surveillance questionnaires. Includes cross-functional collaboration necessary to obtain data and walkthrough with Asset Management Leadership prior to submission.
  • Attend Asset Walks as Lead Asset Management representative, ensuring all areas of the community are reviewed and produce Asset Walk reports and action item checklists.
  • Attend government condition assessments as lead Asset Management Representative and assist with ground lease compliance on site visits, preparation and scheduling.
  • Summarize Asset Walk findings & review work orders for systemic issues in preparation of Renovation Budget & Prioritization meetings.
  • Attend monthly Financial Reviews/Deep Dives as Lead or Supporting Lead Asset Management Representative.
  • Attend Budget Bootcamps as Lead or Supporting Lead Asset Management Representative.
  • Responsible for developing portions of the annual operating budgets. These may include working with various Liberty property management groups to develop annual contract scopes, community service budgets, and identifying needed operating project specific maintenance. This position will collaborate with district and regional teams to develop site level budgets and coordinate with Utility Managers to prepare the annual Operation & Maintenance Contract (O&M) budget.
  • Understand and be well versed in Asset Management Agreements (AMA), Property Management Agreements (PMA), Operating Agreement (OA), Ground Lease (GL) and property lease lines, Asset
  • Management Incentive Fee requirements (AMIF), and Management Plan/Community Development and Management Plan (CDMP).
  • Provide peer review and guidance to Analyst staff.
  • Collaborate with Housing Managers and the Regional Property Management Leadership (Triad) to address income variances, occupancy challenges, concessions and leasing execution.
  • Analyze and interpret financial, work order, and other service reports and coordinate with Property Management and Construction Services to determine action plans, when needed.
  • Ensure Project Approval Forms (PAF) include appropriate business units (BU), general ledger accounts (GL), Budget amounts, exhibits and agreement types.
  • Conduct ad hoc site visits (make ready walks, renovation project walks).
  • Review preliminary financials for accuracy, coordinate with appropriate accounting and finance staff for changes or accruals
  • Update and prepare annual sustainment (Navy/Marines), proforma/cash-flow model (CFM) updates, out-year development plans (Army) for review and submission by supervisor.
  • Operate a company or personal vehicle to travel to various locations for work purposes.

Qualifications

What You Need for Success:  

  • Bachelor’s degree in business, finance, real estate, business, or related field; advanced degree preferred, or 3-8 years of asset management or related property management/real estate experience.
  • Strong financial acumen and ability to interpret property-level data.
  • Excellent communication, analysis, problem-solving, organizational, time management and executive presentation skills.
  • Ability to operate with poise as lead Asset Management representative at a variety of activities (Asset Walks, Condition Assessments, Site Visits, Financial / Budget Meetings, Government Meetings, etc.).
  • Property management, financial management, and/or construction experience preferred.
  • Yardi experience is preferred.
  • Excellent verbal, written, and presentation skills.
  • Excellent computer proficiency, including Microsoft Excel, Word and Outlook
  • Strong attention to detail.
  • Solid time management, organization, and planning skills.
  • Experience employing good judgment and discretion with confidential information.
  • Ability to work under pressure and meet deadlines, while maintaining a positive attitude.
  • Adaptability to an ever-changing environment; flexibility to assume new responsibilities as they arise.
  • Ability to work effectively both independently and in a team environment.
  • Ability to travel to other regional locations for condition assessments, asset walks, and budget development meetings.
  • Must possess a valid Driver’s license
  • Ability to safely and successfully perform the essential job functions consistent with ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.
  • Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards.
  • Ability to travel to other regional locations for work, training, meetings and other work-related activities.
  • Position may require climbing stairs and ladders, walking and standing for long periods of time.
  •  Position requires the ability to attend site walks that may exceed 5 miles per day.
  • The position requires mobility within the office; use of a computer and other office machinery such as a scanner and copy machine.
  • Must be able to deal with a fast-paced, constantly changing work environment, including handling multiple tasks on a daily basis.
  • May require use of personal or company vehicle, or electrical cart.
  • Ability to independently lift/carry supplies or equipment up to 30 lbs.

 Compensation Range: $95,000 - $120,000 per year
